Ivanka Trump is trying to get the best of both worlds: a stunning view from the balcony of her new Miami apartment, with all the privacy she was afforded behind the walls of her Washington, D.C. mansion.
The 39-year-old was seen testing out special privacy screens for the glass railing of her large balcony on Wednesday afternoon, reviewing different options alongside two workers who had stuck up several sample panels to demonstrate their effectiveness.
It looked as though the former First Daughter had just come from a morning spent playing tennis; she was wearing a white polo shirt, sporty white mini skirt, and a pair of sneakers as she chatted with the two men.

Her blonde hair was pulled back in a low updo – a style that she has modeled regularly since moving to Florida, perhaps in an effort to stay cool in the warm weather.
After greeting the two glass experts, Ivanka put on a pink-and-white face mask, and stood back as they explained how the privacy coating works, talking her through the different samples that they had stuck onto her balcony railing.
Ivanka took a keen interest in the process, crouching down to the ground to get a closer look at each sample – all of which appear to turn the glass completely opaque to outside viewers – and leaning over the other side of the railing to see how it looked in reverse.
The mother-of-three seemed to take a particular liking to one of the samples – prompting the workers to stick up a much larger panel to show her what it might look like when covering the entire glass railing.
There are plenty of options for privacy film that can be applied to glass, many of which are simply stuck onto a window or area of glass in order to prevent people from looking in front the outside.
Other advantages to the film include protection against shattered glass, thanks to the sticky adhesive holding any broken windows together.
Ivanka was joined on the balcony by the family’s fluffy white dog Winter, who strolled around by her feet as she carried out her inspection, and she also had her large black iPhone in her hand.
Her husband, Jared Kushner, 40, was not present during the meeting – and it seems as though the couple’s three children were still at school for the day.
Ivanka’s eagerness to give herself more privacy on the balcony makes sense given how much time she has been spending out there of late.

Since moving to the lavish condo building, which is considered to be one of Miami’s most sought-after oceanfront properties, the former senior White House adviser has been seen kicking back and relaxing in the outdoor space on many an occasion.
It is unclear how much Ivanka and Jared are paying for their new apartment, but it’s safe to say the luxury property didn’t come cheap – and it is unclear whether the family sought approval from the building to install their new privacy screens.
Arte Surfside is one of the most expensive complexes in the neighborhood, with an average rental price of nearly $47,000 per month. Its penthouse sold for $33million to an unnamed private equity executive from New York last month.
The Kushner family are said to be using the large, unfurnished unit as a temporary home while they build a property on a two-acre plot they purchased on Indian Creek Island – also known as the ‘Billionaire Bunker’ – for $31.8 million late last year.
But while the home may only be temporary, Ivanka looks to have settled in quickly.
On Tuesday, she was pictured soaking up some afternoon sun on her balcony while enjoying a warm beverage.
Wearing a green satin wrap dress from Mango, the mother-of-three looked happy and relaxed as she gazed out at the view, before kicking back on the family’s outdoor couch, where she proceeded to write in a notebook.
Earlier in the morning, Florida had faced grey and rainy weather – and it looked as though the former senior White House adviser was thrilled to get outside and enjoy a much brighter afternoon.

After standing next to the glass railing at the edge of the outdoor space, Ivanka retreated to the couch, where she put her bare feet up on the cushions and sat back with what appeared to be a black notebook and pen – perhaps to write down a few ideas.
Ivanka seemed lost in thought as she jotted down some lines in the book, while keeping her drink perched in her lap.
Last week, the former fashion designer enjoyed a sweet snuggle with her daughter’s dog Winter while out on the balcony.
The mom-of-three put on an elegant display as she enjoyed some fresh air with her fluffy pal, wearing a long navy-and-gold caftan, and looking every inch the Florida fashionista – pairing the flowing design with a pair of white jeans that accentuated her long legs.
In true beachy style, Ivanka went without shoes as she walked out onto the balcony – before clambering over one of the cushioned sun loungers that are located on the outdoor space, and where she was recently seen soaking up some sun while reading and chatting on her phone.
The images come just one day after DailyMail.com published photos of Ivanka taking Winter out for a run in the local neighborhood on Monday afternoon, accompanied by her three children, all of whom rode their bikes while their mom jogged.

The family was followed by two burly Secret Service agents who kept pace behind the former First Daughter, who was sporting a black tank top, matching shorts, and a baseball cap to shield her eyes from the blazing Miami sun.
Ivanka’s kids – Arabella, nine, Joseph, seven, and Theodore, four – road their bikes alongside each other on the sandy path that was crowded with people on the sunny day while their mother and family pup Winter followed on behind.
The mom-of-three kept hold of Winter’s pink leash as she jogged along, and the dog – who was given to Arabella as a birthday gift in July 2019 – was seen panting with her tongue out as she ran next to her owner.
Ivanka appeared to have only one earbud in her ears, which may have been her solution to wanting to listen to music while still being able to hear her kids.
Two Secret Service agents jogged behind her while keeping a watchful eye on their surroundings as they made their way along the path.
With the temperature in the high 70s in Miami, they were all dressed in comfortable summer clothes, aside from one agent, who opted for long sleeves. He was also the only one to wear a face mask.
The only person who was missing was Ivanka’s husband, Jared.
Since moving to Miami just a few weeks ago, Ivanka seems to have been enjoying a more relaxed post-White House schedule, in particular taking full advantage of the opportunity to spend plenty of quality time with her children.
The oldest daughter of former President Donald Trump, who served as a senior White House adviser during her father’s time in the White House, has been seen on a number of occasions taking her children to and from their new school, which is just a 15 minute drive from the family’s oceanfront apartment.
And when the kids aren’t in class, Ivanka and Jared have made sure to fill their time with plenty of fun activities, including trips to the beach, visits to local ice cream shops, and even an outing at a nearby alligator park.
On Thursday, the couple had the chance to spend some time without their children, and were seen leaving their new apartment building together, before climbing into a waiting SUV – all while under the watchful eye of several Secret Service agents.
Ivanka embraced the warm Miami weather, opting for a summery ensemble, including a flowing mid-length white Reformation dress that left her decolletage bare and emphasized her slim waist.
The design featured thick straps and corset detailing down the front of the top, before flowing out into a skirt with a flattering peplum hem.
She paired the breezy dress with some white Gucci sunglasses and and simple gold sandals, and had her blonde hair pulled back in a chic updo.
Ivanka went without a handbag for the morning outing, and instead carried her phone and her face mask in her hand as she made her way to her vehicle.
Jared meanwhile was dressed casually in dark jeans, a navy T-shirt, and a trucker-style baseball cap with a camouflage pattern and a skull-and-crossbones logo on the front.
It looks as though Ivanka and her family have quickly settled into Miami life in the few weeks since they moved into their new apartment, which they are reported to have leased for a year while they build a more permanent home on a plot of land that they purchased at the end of 2020.

Ivanka and Jared’s temporary apartment is located just over an hour away from Trump’s Palm Beach resort Mar-a-Lago, which is where he and wife Melania are now living with their son Barron. Ivanka’s younger sister Tiffany is also understood to be looking for a home in Miami, and it was reported in January that her older brother Don Jr and his girlfriend Kimberly Guilfoyle also hope to relocate to the Sunshine State.
It is not know whether Ivanka has been making trips to see her father in Palm Beach – however she hinted that she may have been heading there on Wednesday when she stepped out in Mar-a-Lago Club tennis whites.

Theodore also had two white tassels hanging down from his waist, which looked very similar to tzitzit – the fringes that hang from all four corners of a tallit, a prayer shawl that is worn by Jewish men.

Although male students at the children’s new school are not required to wear the tallit as part of the dress code, many pupils choose to, according to images on the school’s website.
The children are currently enrolled in a private Jewish day school, where fees range from $11,495 a year for pre-kindergarten – which is likely the grade that Theodore is in – to $16,475 for first grade – which is the age that Joseph is at – to $20,320 for third, fourth and fifth grades.
Ivanka converted to Judaism in 2009 to marry Jared, an Orthodox Jew, and they are raising their three children Orthodox as well.
During their time in D.C., the family was pictured on multiple occasions making their way to the local synagogue, where they celebrated many of their holidays.
On Tuesday afternoon, Ivanka was seen picking up her children from school and then taking them for a trip to a local smoothie shop before returning home for the evening.

The doting mother also toted Arabella and Joseph’s backpacks as the group made their way into their building – although middle child Joseph held on to his as he headed inside.

The Javanka sightings earlier this month came as a new report revealed that the couple saw their personal income drop more than 20 percent during former President Donald Trump‘s final year in office.
The couple reported between $23.8million to $120million in income for 2020 in their financial disclosure forms as White House advisers.
That total marks a $36million decrease on the up to $156million the couple reported for the same period a year earlier, according to Bloomberg.
Officials are only required to disclose the value of their assets and their non-governmental income in broad ranges.
But while still extremely wealthy, the disclosure suggests that Ivanka and Jared have lost ground economically as a result of their controversial roles in Trump’s administration during his tumultuous final months in office.
The couple has also been impacted financially by the ongoing coronavirus pandemic, as they both have extensive holdings in businesses – such as hotels – which have been hard hit over the last 11 months.

Neither Ivanka nor Jared took a salary during their time as advisers to former President Trump.
In 2017, shortly after joining the White House staff, they reported an income of as much as $195million – $75million more than the couple disclosed this year. That initial disclosure, however, covered a longer period of time than 2020’s.
As for overall assets, the couple’s figures increased only a small amount, if at all, over the last four years – a period of time in which the stock market climbed more than 60 percent.
In their most recent disclosure, Javanka listed assets worth between $206million and $803million.
Comparatively, in 2017 they listed a figure between $241million and $741million, and in 2019 disclosed assets valued between $203million and $783million.
Both heirs to family real-state empires, Jared and Ivanka also have extensive holdings in businesses which have been hard hit by the ongoing coronavirus pandemic, which may account for their financial shortcomings.
